What do Architectural Services Cost for a Custom Single Family Home?
The
cost of designing a custom single family home varies depending on
the size and complexity of the house.
Although in the current economic climate we're charging less.
We tell our clients to expect to pay between 2% and 3% of the anticipated construction cost for our services. While we don't calculate our fees that way it is a useful budgetary range when doing initial planning.
Our proposals can be broken down into 3 general areas.
- For the design portion of the project (from Pre-Design through Design Development) we bill on an hourly basis. Our current hourly rate is $65 $50 per hour. Typically the range is from 30 to 60 hours. We generally estimate 40 hours. Our fees haven't been this low since 2000.
- For the construction documents part of the project we charge a flat fee. This is affected by the size of the house, the number of stories and it's structural complexity. This fee is generally between $2000 and $3200.
- Finally for the additional services we again bill on an hourly basis. Permit processing typically ranges from 5 to 10 hours, depending on the municipality.
The result of this is that for a us to design a typical two story custom house with 2800 square feet the fee would range between $3500 and $4700. We've had some projects cost less and a few cost more. Contact us for further information.
